What’s Up-What’s Down

...in the Neighborhood?
There have been two recent sales – Leona Drodz’ home at 103 Capri and Dr. Mike Marko’s home at 602 Lombardy. Leona has been living in the Rockport area for some time. The new owners will demolish the home and rebuild a one-story on the pretty treed lot! Dr. Marko moved to Bourne to be closer to his children. I’ll have all the new neighbor info for you next month!

Most of you know that the Hamilton home at 123 Sorrento burned a few weeks ago. The demolition had already been scheduled by the new owner so after the fire was extinguished the SLFD gave the contractor the OK to complete the job. This lot is truly spectacular! Many of us have admired it from the water over the years but when I showed it for the first time to my client I was blown away! With approximately 280 feet of water frontage, the views from the lot are truly spectacular. Renowned builder Steve Fuqua is designing a beautiful home specifically for this lot. (Of course, a purchaser may tweak the plan or design an entirely new one.) Please plan to attend the post-demolition party on November 3 and bring friends who may be considering purchasing in Venetian. We will be showing off the glorious views and showcasing a rendering of Steve Fuqua’s home design!

I am excited to present my other new listing at 122 Tuscany. The property is located in the cul-de-sac and directly on the center of Lake Venice. The views and southerly breezes are magnificent. It features a rare combination of privacy and incredible lake views. I will not be surprised if a new home is built on this one-of-a-kind lot...

I will also not be surprised if the future purchasers of 123 Sorrento and 122 Tuscany turn out to be existing VE residents! Get ready for the 2nd Annual Venetian Estates TURKEY TROT! This was the brainchild of Catherine Bell (915 Piedmont) last year and it was a huge success. (See photos of last year on my blog, http://www.venetianestatesnews.com/2010/11/thanksgiving-morning-in-ve.html ) Meet in our office (Frost Bank Bldg) parking lot on Thanksgiving morning at 8:00 AM. The “walking fee” is $10 per family and 100% of the proceeds will go to Child Advocates of Fort Bend.

...in the Area?
VE is not the only neighborhood seeing demolition and reconstruction: the home at 818 Sugar Creek Blvd. was recently demolished. This is interesting because the home was designed by architect Karl Kamrath, a devotee to Frank Lloyd Wright's architecture. He and his partner Fred Mackie introduced Wright's style of modernism to Houston in the 1950s. H.A. Lott (builder of the Astrodome) built the home for himself in 1975. The home was 4425 square feet situated on a 36,000-SF hillside waterfront lot overlooking the golf course. It had been recently updated and originally went on the market for over $1 million. I actually showed the home to two clients, and the lot was spectacular. The home was on the market for 255 days and sold for $800,000. (That’s land value!)

What’s Good; What’s Bad?
As a long-time resident of VE I understand the mixed feelings about homes being demolished. To date five homes have been torn down, and two more are expected to be demolished in the near future. Land values in VE are continuing to rise. Our neighborhood, built around gorgeous lakes and only minutes from the heart of Houston, cannot be duplicated. Land values justify new construction, and these new homes should prove to be sound investments. They should also help in maintaining values of homes that have been extensively updated and remodeled. Bottom line: Both rebuilding and remodeling are good choices!

Market Update



There are presently seven homes in Venetian Estates actively on the market. The prices range from the mid $400,000's to almost $1,000,000. FBRE has two "quiet" listings available to be shown upon request. The home located at 103 Savoy Street is in "option pending" and the buyers' inspection should be completed this week.






Twelve homes in the neighborhood have sold and closed so far this year. Land value prices on several of these homes range from a low of $260,000 to well over $500,000. MLS recorded home sales this year have been as high as $770,000.

Neighborhood Events

WOW! What fun the neighbors had at Alice and Tom Tannahill's home at 127 St. Marks last night. Alice had an incredible array of unusual cheeses and cheese spreads. (It helps that she sometimes works in the cheese department of Whole Foods!) Everyone brought a bottle of wine to share and Alice and Tom's beautiful breakfast bar was full of wonderful wines. We had several new neighbors there last night. (Of course being "new" in Venetian means you have not lived here more than 10 years!) Suzanne Hanks, a really really new neighbor on Saint Marks found that out last night when Daria Dick on Savoy introduced herself to Suzanne as a new neighbor also. When Suzanne asked Daria when she moved into the neighborhood Daria answered, "Five years ago". Suzanne responded that she was glad to know that she got to be "new" for five years.

Today was Venetian Estates luncheon day and I would guess there were close to 30 ladies there! We had a very long table in the back room of the Red Oak Grill -- Wonderful place to meet and visit. It looked like most of us were trying to 'eat healthy.' Maybe that's a good idea for the next couple of weeks before Thanksgiving!

WELCOME

...to the Neighborhood!

Sally and Harry Chen purchased 411 Lombardy, former home of John Friarson. The Chens have two “Aggies”, a son, Chris, who is a junior and a daughter, Leslie, who is a sophomore. Chris and Leslie graduated from FBBA (now Fort Bend Christian Academy). The Chens have lived in Sugar Land since 1988 and moved to VE from Magnolia Plantation in First Colony. Harry works with Direct Energy Power (he was with Imperial Sugar years ago) and Sally is an RN at Methodist, Sugar Land. Harry’s brother Lee Shen and Lee’s wife, Licy are our longtime neighbors at 111 Savoy.

Suzanne and Jim Hanks purchased the home at 111 Saint Marks. They moved from the Commonwealth area of First Colony. Suzanne already has many VE friends through the Sugar Land Garden Club. Jim is a financial advisor with Edward Jones. His office is located on Lexington Blvd. near Williams Trace. Small world – the first time I went by Jim’s office the receptionist and I looked at each other and I said, “I know you!” She smiled and told me that she purchased one of my “builder” listings in Richmond several years ago. Then the other week I attended a luncheon at the Post Oak Grill hosted by Gehan Homes. I sat down next to a beautiful young lady and introduced myself. She said, “Oh you just helped my mother buy a home.” It was Suzanne’s daughter, Kate Johnson, Director of Sales & Marketing for Gehan Homes in Dallas! The Hanks have four children and eight grandchildren. The entire family recently returned from a trip to Yellowstone!

...to the Ranch

The Texas Wildlife Association and the Texas Parks and Wildlife Department are co-sponsors of the Texas Youth Hunting Program (“TYHP”). Many youngsters in our state have not had the opportunity nor resources to enjoy hunting or learning about conservation, wildlife management and firearm safety. The TYHP gives young Texans (ages 9 – 17) an initial positive and safe hunting and wildlife experience.

We have volunteered our ranch in Gonzales County to participate in THYP. This fall we will host 6 or 7 boys and girls for a weekend hunt and learning experience. Hunters must be accompanied at all times by a parent or guardian and must have completed Texas Hunter Education course and have a valid Texas Hunting License. A $110 fee covers instruction, guides, and meals for a hunter and guardian. Volunteer Huntmasters orchestrate all instructional and safety measures, hunting and cooking. Local game wardens and biologists also participate.

We are thrilled to work with this program that promotes appreciation of local wildlife and gun safety and makes hunting easily accessible. For more details go to www.tyhp.org or call Bud at 281 242-2200.

Merry Ministries
Merry Ministries, an interdenominational Bible study resumes on Tues, Sept 6 at 6:30 PM and Wed, Sept 7 at 9:30 AM. MM is led by Mary Willis and meets weekly at the First United Methodist Church on Eldridge. Several VE residents and I attend on Tues evenings and often meet for dinner first. There are also several VE ladies who attend the Wed morning session. Please call me if you would like to join us or for more info.

Get On Board

Get ready this Saturday, June 25 for the Venetian Estates Tour of Homes! Seven homes will be open for viewing between 10 AM and 1 PM. My listings at 106 Capri (beautiful!), 907 Genova (beautiful!) and 419 Lombardy (available for lease!) will be open and we will be serving “light brunch snacks” at all the homes. This is a great opportunity for neighbors and friends of neighbors to spend some time getting acquainted with the different homes and lakes within Venetian. If you know someone who is interested in our neighborhood please tell them about this event and encourage them to attend. I would love to speak with them if they have questions regarding any of the homes that will be open on Saturday.

In the Neighborhood
Paul and Jan Loggins Hinson purchased the home at 915 Gondola. Jan and Paul formerly lived at 918 Gondola and, as many of you know, moved to Rockport. We are delighted to have our friends back with us in the neighborhood, and I have to say they purchased one of the most beautiful lots in Venetian. The lake views are truly amazing.

Now, for the second part of the story. I recently represented Jan and Paul in the purchase of the home at 419 Lombardy. Jan and Paul will offer a lease on this home while they are living on Gondola and designing a new residence for that property. When they begin construction on Gondola they will move in to the Lombardy home.

We also have new neighbors at the beautiful home located at 111 Sorrento. Melissa and Denton Kernodle recently moved from Sienna. Denton is with Apache Oil. Melissa is a former teacher with FBISD. The Kernodles have two children, Audrey, 11 who attends FBBA and Evan, 3. Charlie, a Cavilier King Charles Spaniel, also resides with the family.

Fourth of July Parade
Sign up and be a part of the traditional VE parade of boats. Please email Susan or Howard Marblestone at susanmarblestone@gmail.com to let them know you will be participating. All boats will meet at the bridge on Monday, July 4th at 7:30 PM. The boats will travel down every canal this year while patriotic music is being played. Let’s break a record this year for number of participants!

Market News
As a representative of HAR, I attended the Greater Fort Bend Economic Development Council meeting this month. According to Pat Jankowski with the Greater Houston Partnership we are actually experiencing a double dip in the housing market. The first time buyer tax credit apparently stole from future sales. However, the future looks bright for the Houston area – the construction and real estate industries are certainly lagging behind other areas of growth in our metropolitan area but the recovery time should not be very long. Most projections show major improvement within one year.

Construction is Underway!

Looks like the builder has started framing for the foundation at 115 Saint Marks.
Another one story home is planned. When construction starts on the vacant lot on Savoy there will be three new one story homes under construction in Venetian Estates!
Not sure Jessica and Bao planned to tear down their Saint Marks home when I sold it to them five years ago. But they are very excited to raise their young family in a brand new Venetian Estates home!

BELIEVE IT!

We are going to have new neighbors at 311 Savoy! Yes, that is the lot that has been vacant FOREVER! I recently represented the purchasers of this property and they truly are going to build as soon as plans for the home are completed. I was speaking with a resident on Savoy a few weeks ago, telling him that he was soon going to have a new neighbor. He just looked at me and said, “Sure!.” I said, “No, really, I recently sold the lot,” to which he replied, “So, what’s new? How many times have you sold it?”

He may have a point, but I am delighted to introduce the final purchasers, my clients and our new neighbors, Sally and Bob Buck. They presently live in Sugar Creek and are very active with First United Methodist Sugar Land, where Sally sings in the choir and directs two of the church’s handbell choirs. Bob is an engineer with Thorpe Corporation. The Bucks have two grown children. Their son, Bryan, his wife, Julie and their two children have recently moved back to Anchorage, Alaska. Their daughter, Lori and her husband, Josh and their daughter live in Nashville, Tennessee.

I have had two residents call me recently asking permission to use the Savoy lot as a launching site for their boats. Please call me if you need immediate use of the lot to put a boat in or take one out of Lake Venice. I say immediate because once any bulkhead repair/replacement or construction has begun the lot will not be available for use. Until then, the Bucks would be glad to help and I can put you in contact with them. By the way, Sally and Bob are interested in purchasing an electric powered boat so if you have one for sale please let me know.

Homes in VE

There are presently eight available homes in Venetian Estates., ranging in price from $399,000 to $799,000. Two homes, listed at $300,000 and $425,000, are pending sale. Here we go again!

Here one day and gone the next! Jessica and Bao Hoang’s home at 115 Saint Marks is gone, the lot is cleared and construction on their new home will begin this week or next. Jessica and Bao are building a one-story ~3500-square-foot brick home with four bedrooms and three baths and expect completion in five to six months. This is the third Venetian Estates home to be completely torn down.

In the zone

Many changes with regard to school zones are proposed for the 2011-2012 school year. According to proposed changes VE would be zoned to Highlands Elementary instead of Lakeview, Dulles Middle instead of Sugar Land Middle and Dulles High instead of Kempner. Public hearings have taken place and the Fort Bend ISD Board of Trustees plans to take action on the proposed zoning at the March 7 meeting.

Imperial Development

Many neighbors attended the public meeting last week regarding the Imperial Development. According to City Planning, the site plan that was presented is preliminary. If you have any interest in providing feedback to the city with regard to single-family, multi-family or other proposed developments please keep updated on the website www.imperialsugarland.com

Believe It!

News Flash! The last remaining vacant lot in Venetian (311 Savoy)will not be vacant much longer! Soil samples have already been taken and construction will begin very soon. For years this lot has often been used by lake management and Lake Venice residents as a convenient launching place for motorized boats. Of course, when the subdivision was developed in the 60's no one ever anticipated the wide use of large electric powered pontoon and other style "cruising" boats. (Most of the large boats can be dropped by crane in either lake at the bridge location.) For now, the new owners of 311 Savoy, Bob and Sally Buck have generously offered to allow residents needing immediate use of the lot to put a boat in or take one out to do so as long as the owners are notified well in advance and grant permission. Of course, as soon as any bulkhead repair/replacement or construction of the home begins the lot will no longer be available for use. I have told several neighbors that construction will begin soon on a new home here. Funny, no one really believes it! I told a neighbor the other day, "No, really, I just sold the lot!". The neighbor just looked at me and said, "So, what's new? How many times have you sold it?" Well, this time they really are going to build - and quite soon! Believe it!

What's new (besides the year)?

Here in VE there are many new faces! Meet your new neighbors:

Eileen Westbrook at 819 Piedmont
Eileen lived on Tuscany for several years so she already has many friends in the neighborhood. She sold the home on Tuscany two years ago in order to downsize with a home in Belknap-Brookside. When she decided to begin looking for a new house a few months ago, I showed Eileen homes in Sugar Creek and other areas but there is just “no place like home (VE)”, so she purchased the beautifully remodeled home on Piedmont that I had listed. Her friends are so glad she has decided to remain in the neighborhood! Eileen is a benefits consultant with Benefits Unlimited, a division of Gallagher Benefit Services, Inc. located in Sugar Land.

Alice and Tim relocated to Fort Bend County from Virginia Beach in 2006. They purchased a home in Sienna, where they have lived prior to moving to VE (this week!). Dr. Alice Jenney teaches education-major undergrads at Houston Community College. She is also a professor at the University of Houston, where she teaches graduate students holding their administrative endorsement and seeking their superintendent’s endorsement. Dr. Timothy Jenney has been the FBISD superintendent since September of 2006. Tim enjoys woodworking as a hobby, and Alice is a marathon runner. She runs several marathons each year, including the Boston Marathon in April. If you are out early–say between 3:30 and 4 AM– you might see her as she trains! Alice and Tim have four children (2 sons and 2 daughters) and nine grandchildren. They also have a Golden Retriever named Gator and a rescue dog, Sadie who is part Golden and part American Eskimo.

Quynh and Bao have been looking at homes in Venetian for over a year. Quynh is a New Product Manager with Great Southern Laboratories, a pharmaceutical company. She is also a licensed “part-time” real estate agent. Bao is an IT Project Consultant at Chevron Pipeline. They are very excited about their baby girl, to be born in March. Bao coached the “Houston Heat” dragon boat team for 4 years. He enjoys tennis, golf, chess and piano. Quynh and Bao are remodeling the home and hope to be in prior to the birth of their daughter.

As Bud and I begin 2011 and our 26th year of living in Venetian Estates I am more grateful than ever for this incredible neighborhood. Our daughters, Kristin and Kelly were three and four years old when we moved to 534 Lombardy Drive. They spent much of that month of December, 1984 learning to ride their bicycles down the street and over the bridge. In those years few young children lived in VE. Most of their playmates lived in Pecan Grove or Sugar Mill. Our daughter, Katie was born in 1986. By 1994 we needed a larger home and purchased our present home on Santa Maria. (It never ever occured to us to move out of the neighborhood!) We have such fond memories of those early years in VE.... birthday parties for the girls with everyone jumping in the lake when it got too hot... Fourth of July parades and fishing tournaments.... Our girls loved to fish! Paddle boat rides and dogs (and cats) floating on rafts in the lake..... buried treasure.... canoe races.....and the best part of all is that we will continue to "make more memories" each year. We have two daughters, two sons-in-law and four grandchildren now living in VE!
