Dear Venetian Estates Neighbor,

There are now eight homes on the market in VE ranging from $389,000 to $899,000. We have just listed the home at 103 Savoy. This home has high ceilings, large bedrooms and a wonderful screened-in porch overlooking the ½-acre tree-shaded lot. If you have friends wanting to buy in our neighborhood, this is a rare opportunity to purchase under $400,000—this property is priced at $389,000! Our listing at 714 Santa Maria is under contract and scheduled to close in September. Counting this pending sale, Kristin, Tanya and I have sold 8 of the 9 VE homes sold this year. I also just sold a beautiful property on Oyster Creek Drive. I have one other home on Oyster Creek Drive available—it’s an older home on a beautiful ½-acre lot on Oyster Creek overlooking the Lake Pointe development. This property is priced at $349,000.

Our new neighbors at 410 Lombardy, the former home of Jim Kepple, are Melissa and Jeff Crawford. The Crawford’s have lived in Sugar Land, the Oaks of Alcorn, for 18 years. They are making major changes to their new home, and I know it will be beautiful! Melissa and Jeff have two daughters, Jessica and Sarah. Jessica is 21 and a student at SFA. Sarah is 20 and attends Baylor. Other members of the family are Holly, a 13 year old Golden Retriever, and Zoie, a 3 year old Golden Doodle. Melissa has been with ExxonMobil in Human Resources for 28 years and Jeff is IT Director of GC Services in Houston, where he has worked for 18 years. Many of us remember seeing Jim and his wife, Ollie, ride with their cute little poodle Bubba around the neighborhood to let him hang his head out the window to look for squirrels. Jim and Ollie used to bring Bubba to our house for the doggie birthday parties that my kids used to have! Ollie passed away a couple of years ago, and Jim has now moved to a retirement home in Tanglewood. He has a great apartment there and is still very active. We are delighted to have the Crawford’s as our new neighbors!

Susan Marblestone on Salerno recently helped Doc Seibel obtain a new recycling bin. She thought some of the neighbors might want to know that it is easy to get a new one if yours has been damaged or lost. For a replacement call 281-275-2450. They will come take the old one and give you a new one. Thanks, Susan, for your very helpful info. I have already called and had mine replaced.

Bud recently represented a client who purchased a property in Gonzales County (near Smiley, TX) to complete a tax-free (deferred) exchange. Three years ago, Bud and I purchased a ranch in Gonzales County. Our entire family has enjoyed it immensely! If you or anyone you know is considering acreage or a “ranch” investment, give Bud a call. Tanya is representing an owner of property near Flynn, Texas, and is working with buyers looking in the Richmond area. Bud just completed an office lease transaction for one of our neighbors, and he and Kelly are working on a build-to-suit in Richmond, as well as relocation of an office for another VE neighbor. All this to say, whatever you need with regard to real estate, we can help you!

We are excited about having our neighbors attend our building open house in the fall. We are still working on our new offices and can’t wait for you to see what we have done!

Here is a sneak preview of our newest listing at 103 Savoy Street! This home has an amazing lot that is just over 1/2-acre. Dear Venetian Estates Neighbor,

Susan wrote the first “official” Venetian Estates News in May of 1989. Wow! That was 20 years ago, and I was 9 years old at the time. For those of you who don’t know me, I am Susan and Bud’s eldest daughter. After graduating from Texas A&M University with a degree in math in 2002, I went to work as a geophysicist for Veritas DGC (now CGGVeritas). However, I guess I couldn’t get real estate out of by blood. I obtained my broker’s license and went to work for FBRE in 2005. My husband Jeff and I live on Savoy Street and have two children, Kate (2) and Kenny (1).

Since Susan and I have been so busy selling homes for the past few months, we have a lot of new-neighbor info for you this month!

Lynn and Dwain Barnes purchased the Jonas’ home at 910 San Marino and have just moved in after completing beautiful renovations. Lynn is a first grade teacher at Brazos Bend Elementary, and Dwain owns the State Farm Agency located at 16103 Lexington Blvd. The Barnes have twin boys, who both live in Houston, and a daughter who lives in Panama and sells commercial real estate there. Lynn and Dwain have two grandchildren: Trenton, 4, and Corbin, who will be 1 in July. Leah and Joel Jonas and their children, Joshua and Hannah, have moved to Durango, Colorado, where they are in the process of building a home.

Diana and John Allen are my new next door neighbors! They purchased the Bevis’ home at 215 Savoy this month. John has lived in Sugar Land since the 1950s and is CEO of Brand + Allen Architects. The Allens’ have a house that John designed on Lake Travis in Austin. They have a daughter in Austin, a son and four grandchildren (JR, 8; Andrew, 6; Cecily, almost 3; and Marshal 1 ½) in San Antonio and a Maltese-Shih-Tzu named Sadie. Diana and John’s search for a boat has already commenced. Lookout Lee Vaughn and David Rothschild (our current fishing tournament title holders)! John will give you a run for your money at next year’s competition.

Pat and Brad Somers purchased the home at 834 Bel Mar. Their architect has almost completed their drawings for remodeling the house. Once the work is complete (they hope by October!), they will move in. The Somers are moving from Avalon. Pat is very excited because she just retired this month from teaching in Alief for 29 years. Brad recently sold and is now President of his company that manufactures cast aluminum decorative street-lamp posts – the very lamp posts that we are now seeing throughout the City of Sugar Land! Pat and Brad have a 25-year old son who lives in Houston.

Now for a snip-it of market news: The Houston Association of Realtors reports that rental occupancies are up 8% for single-family homes and 12.2% for townhouses and condominiums. So, what does this mean to you? If you have been considering tapping into real estate as an investment option, now is a great time. Get excited, dog owners! Susan attended the Fort Bend Republican Women’s Club meeting in May, and Mayor Jimmy Thompson reported that the new Sugar Land Dog Park is less than 30 days away. The park will be located at the Brazos River Corridor/Sugar Land Memorial Park near the Sugar Land UH campus. The 6-acre park will include areas for small and large dogs, a pond, a dog wash station and shade structures.
